Hanson Design Group, Ltd. has prepared a housing development strategy for the core residential area of Homestead, PA. The strategy was developed through numerous workshops and meetings with community representatives. The resulting strategy is based on twelve goals developed by the community at the beginning of the project.
Central to this strategy are several principles. The first principle involves stabilization of the areas where home ownership is threatened by blight through renovation of existing structures and the selective construction of infill housing. The second principle is to retain the architectural character of the neighborhood while adapting new housing for contemporary living needs, and the third is to expand the housing choices in the neighborhood.
An integral part of this project is the renovation of the neighborhood streetscapes. West Street, which is the main street through the neighborhood, is a patchwork of deteriorating and neglected properties and sidewalks. The neighborhood is currently stark and devoid of street trees. The community wants to project an image of hospitality, not hostility. Therefore, the plan includes extensive street tree planting and sidewalk replacement, providing a cohesive and memorable neighborhood.
The housing designed for the neighborhood includes a variety of for-sale homes. Each house design adds to the diversity of potential buyers. The diverse style and distribution of housing in the neighborhood is intended to make the community a whole.
